A. Rooftop Infrared Moisture Report and AutoCAD color hard copy and digital files as PDFs and DWGs on DVD
1. 65,000 square feet maximum roof area per report page
2. Daytime aerial mission to collect daytime photographs to enable the identification and removal of false positives.
3. Nighttime aerial mission to collect infrared thermographic images.
4. Compositing of daytime and nighttime imagery and processing the thermal patterns. False positives are removed for accurate reporting.
B. Scaled Infrared Rooftop Moisture Report includes all of the above report services plus the imagery is spatially rectified and scaled into standard architectural increments, i.e., maximum one inch equals 60 feet. Scaling does not require the client to provide x-y rooftop dimensions for each building. No charge for scaling if client provides these dimensions.
C. Scaled, spatially corrected AutoCAD drawings and Rooftop Moisture Report files on DVD and identifies rooftop, equipment, vents, penetrations and the location of anomalies indicative of sub-membrane moisture. A calculation is provided showing anomalies as a percentage of the total roof area. A second AutoCAD data file is provided on CD that provides the report in separate data layers. The data layers show rooftop, equipment, vents and penetrations. Additional data layer shows anomalies indicative of moisture. Individual spot area analysis and measurements can be done using AutoCAD and Adobe Acrobat software.
D. Field available Web based Rooftop Moisture Report, AutoCAD, spreadsheet and measurement tools instructions. Reports are created in high resolution; this allows computer screen enlargement beyond 400%. Measurement tools allow for all to estimate wet insulation anomaly size, patch size, roof or roof section size, distances and perimeters.
E. Trending for multiple year Rooftop Moisture Reports; We compares previous daytime and infrared imagery to current year’s imagery.
F. AutoCAD site plan data layers are provided on DVD in DWG and PDF formats. Layers include roads, sidewalks, parking, buildings, portables, stadiums, sports & recreational areas. Improvements larger than five square feet are typically included.
G. Conversion of AUTOCAD to importable GIS layers as shapefiles; the shapefile stores nontopological geometry and attribute information for the spatial features in a data set.
H. Target core locations and provide the patent pending U-Value Moisture Map. The U-Value Moisture Map is a very important document enabling the targeting of cores and recalibrating of the Rooftop Moisture Reports and AutoCAD based upon the results of the gravimetric analysis. The U-Value Moisture Map looks like a topological map clearly delineating relative thermal conditions within each roof section. The thermal map is the foundation to the process and the delineation of wet insulation.
I. Overseeing core and gravimetric analysis:
We target the core locations, coordinates with an independent experienced firm to extract, package and ship cores, and verifies the receipt of cores at an independent lab. We review findings with the client by translating the lab report which will include a material analysis as well as moisture content of each material. Thresholds for each material type will be documented before this effort and a report prepared summarizing the results.

Water damages, flooding, lost power, fire, fallen tree, sever storms? You simply call us. We are your damage experts. We guide you through it. Of course if's a fire call the fire department first ... but then call us before you call anyone else, even you insurance company. 

Don't try to be a damage expert, that's our business.

Tree falls on your house during a storm, call us. We secure the property, make temporary repairs to mitigate further damages. We communicate with and hire the tree service company to remove the tree and the debris and negotiate their fees. Improper tree service invoices are a quick way to cost yourself money that if properly negotiated would be paid by the insurance company. 

Water in the basement? Cal us FIRST! We hire and manage the tear out, the cleanup, and the restoration rebuild and we make sure it is all done right. Let us be your damage experts. Telling an insurance company your basement is flooded may create problems for you and may lead to the denial of your claim. As experts let us determine the damages first and potentially save you thousands. Don't say the wrong thing. If your wrong it might cost you.  We do not missrepresent the facts or deceive in anyway. The insurance company gave you an estimate to repair your damages? We have never seen an initial insurance estimate that was not increased before the end of the claim and our service of providing expert damage annalysis to the insurance company along with our extremeley detailed inspections often results in a settlement 50% to 450% more than the initial insurance estimate. In fact if you read what the insurance comapnies give to their customers most say clearly that their estimate is just that... an estimate.

Some Real Life Examples

Mr Home Owner is a contractor and he has friends that are general contractors, roofers, restoration contractors etc. He is told by a contractor friend that he should file a hail claim on his home.
The roofer tells Mr Home Owner, hire me and I'll take care of your deductible so you don't have too.
Mr Home Owner files the hail claim and his friend the roofer meets him and the adjuster at the property. 
The net result? Initial settlement $4300
Mr Home Owner is upset, he has pointed at things he is sure should be covered by his insurance but the adjuster says no. His friend the roofer was not able to make any difference either and in fact may have made things worse by his demeaner toward the adjustrer. 
Mr Home Owner, after deductible, receives $1200 from his insurance company. His friend is not interested in working on the project unless Mr Home Owner can give him 50% upfront. Mr Home Owner contacts other friends and they tell him the same.
A few month later Mr Home Owner is talkinmg to a friend who tells him about Property Animalz. He does not believe anyone can help him but he makes the call. 
End Result... Mr Home Owner receives a settlement of nearly $19,000 from his insurance company.
He gets a new roof, new gutters & downspouts, the entire exterior is painted, windows repaired, deck and railing and even his privacy fence is painted. There is more but you get the point.

It only takes a hail stone the size of a quarter to damage a three tab and many dimensional asphalt roofs.
Ms Home owner is approached by a roofer who tells her he will inspect her home for free. She agrees and he notifies her she does have hail damage. He agrees to meet the adjuster. the adjuster comes to inspect her home and low and behold he is supervising the training of a new adjuster. 
Result: The initial settlement is for $7674.36
The roofer explains he has met with many adjusters in his career and he feels this settlement is fair. He even comments that this adjuster is training someone so he has to know what he is doing.
Ms Home Owner calls her son when she get her insurance setlement check and asks him how he thinks she should proceed. Ms Home Owner's son responds, "CALL PROPERT ANIMALZ IMMEDIATELY! DO NOT HIRE ANYONE OR SIGN ANYTHING!
Ms Home Owner does just that. 
Property Animalz provided the insurance company with an Expert Damage Assessment - End Result.... Ms Home Owner receives a settlement of nearly $25,000. 
Why such a difference? 
The roofer was not a damage expert. He knows about construction... that is very different from understanding damages.

It's easy to see that hail is not all the same.
Mr & Mrs Home Owner want to sell their house and move into a new bigger better house. They are about to sign their listing agreement and they are begfinning to prep their property; touching up the exterior paint, painting trim and doors, etc. They are introduced to Property Animalz
Property Animalz explains that home has hail damage and Mr & Mrs Home owner should concider two things...
1) Sometimes an appraiser catches the damage and will lower their appraisal or worse sometimes the buyers insurance agent sends out an inspector and denies coverage. WHAT A NIGHTMARE!
2) They can file a hail claim and inprove their property, potentially getting a higher sales proice and definately gettting a higher return. 
Mr & Mrs Home Owner are concerned and want to speak with their real estate agent. They meet with the agent & Property Animalz to explain to the agent. The agent is concerned too and tells the couple she agrees and to file a claim. 
Mr & Mrs Home Owner file a hail claim. 
A Property animalz representative meets the adjuster and points out damage believed by the Property Aniumalz damage expert to be caused by a covered peril (covered by the policy). they discuss and the adjuster agrees with some and rejects others. 
Initial Settlement: $8549.71
The Property Animalz representative explains to Mr & Mrs Home Owner the differences between the adjusters beliefs and his own and they agree to suplement. A request is sent to the insurance company requesting a second inspection (a re-inspection) to consider damages not reflected in their initial setlement. 
Net result.... $17,325.60
